An important aspect of  purchasing a home  in Los Osos today is to know and understand the impacts of the mandated sewer project.

 

Once the costs involved in sewering a small coastal town and which costs are directly related to the property owners are known and understood  you can search for your perfect property with comfort. Most of  the properties have  been on septic systems since the community first developed in the1950's, The Central Coast Regional Water Board has mandated that the town build a sewer. The town has debated the sewer project for 30 years with the most recent development centering on the 218 Vote in October 2007 where property owners voted ( by a 79% majority) to be assessed for the project at a cost of  just under $25,000. per property. The County of San Luis Obispo is spearheading the project developement. Property owners can expect to the the first installment of that assessment on their property tax bills when the projct is completed in 2014. The semi annual installment payment will be approx $960. Don't let that stop you from investing  and living in one of the last affordable coastal communities in California where property values are still far below those in other coastal areas of our state. One can't help but appreciate the charm of the natural surroundings, the proximity to the beautiful bay and Montana de Oro, acres and acres of state park bordering the coastline, the friendly people, many of whom  have moved from more populated,  cosmopolitan areas, but have chosen Los Osos as their home because it is a wonderful place to raise kids, retire  or just enjoy the small town flavor.
